About the role

The Business Development Manager (BDM) develops and closes new business opportunities within target market sectors, selling at a price that meets customers' requirements without compromising service quality.

The BDM is responsible for the end-to-end sales process and overall quality of sales outputs for the Business Unit. The role owns client relationships, drives the sales and Request for Proposal (RFP) process, and works in partnership with the Business Unit Leader (BUD), Business Unit Sales Coordinator (BUSC) and Sales Director to achieve Business Unit growth targets.

A successful BDM develops winning, client-focused solutions by building strong customer relationships, understanding client needs and shaping appropriate solutions. The role prepares pricing proposals, clearly articulates CBRE's differentiation and value, hosts client site visits, and leads compelling presentations.

This role requires a target-focused, highly motivated and energetic person with commercial acumen, strong analytical and Excel skills, and the ability to articulate differentiation and value to customers.

What you'll do

Growth

Own the end-to-end sales process to cultivate and close new opportunities, meeting or exceeding agreed sales targets within target markets.

Pipeline cultivation
• Map the market and work with the BUD and Sales Director to define the Business Unit growth strategy and target markets.
• Develop a pipeline strategy with quality short-, medium- and long-term opportunities.
• Work with the BUD on planned cultivation activities.
• Identify and evaluate opportunities through existing and new markets, supported by BUSC client research.
• Raise the company profile through industry networking, sector events, and a structured client engagement schedule.

Customised solutions

Own the RFI and RFP process for new opportunities.
• Develop the win strategy and a bespoke, differentiated proposition aligned to client needs.
• Own the price and solution, including labour analysis, costing sheets, supplier challenge, SME input and pricing approvals.
• Own the proposal response and executive summary, working with the BUSC and BUD to create high-quality RFIs, RFPs and presentations.
• Drive the team against timelines, structure responses, shape key solution content and challenge quality.
• Work with the Commercial team to negotiate contracts and secure profitable deals.
• Plan, manage and lead client site visits, presentations and workshops.
• Support re-bids and variations for existing clients.

Governance

Ensure required governance and approval processes are followed for each opportunity.
• Provide accurate and detailed pipeline and activity reporting.

Market insight
• Maintain industry knowledge through an understanding of competitors, trends and innovation.

Networking and collaboration
• Build an internal network across the CBRE sales and operational community to share knowledge, best practice and market insight.

Leadership

Lead the BUSC sales function and collaborate with the Bid Manager on BUSC onboarding, induction and development.
• Guide the BUSC throughout the sales process to create bespoke, high-quality deliverables.
• Continuously improve sales processes, identify growth opportunities and contribute to business development strategy.
• Keep the BUD fully aware of and involved in sales activity.
• Maintain regular contact with the Sales Director on activity and opportunities.

Nature of the role

Client-facing, with travel required for meetings, client site visits and team meetings.
• Out-of-hours work may be required to meet customer deadlines.
• All work and opportunities must be treated as highly confidential.

What you'll need

Target-focused, highly motivated and energetic, with commercial acumen, strong analytical and Excel skills, and the ability to articulate differentiation and value. A strong customer focus, team spirit, natural leadership, resilience under pressure, creativity, persistence and a desire to win are important.
• FM expertise A background in, and understanding of, facilities management is preferred. The successful candidate
• will own their development to deepen knowledge of the industry and CBRE's capabilities and services.
• Education: Higher education qualifications to degree level would be beneficial.
• Technology skills: Excellent Microsoft 365 skills, primarily Word, Excel and PowerPoint. Strong experience and capabilities in maximizing all aspects of CoPilot.
• Communication and organisation: A strong communicator who can delegate, manage multiple deadlines and stakeholders, and influence others to meet timelines and deliverables.

Desirable experience
• A minimum of five years' proven sales or business development experience in a relevant field; producing exceptional sales documents; delivering compelling presentations; meeting tight deadlines;and collaborating with a wide range of people.
