Salary: €120 -€150K + Package
We are currently looking for a Contracts Manager for one of Irelands leading Developers to oversee a Data Centre Project in Belgium.
A Contracts Manager for Data Centres in Belgium oversees the commercial, legal, and operational execution of large-scale, mission-critical infrastructure projects. Given Belgium's position as a major European digital hub , this role demands a unique combination of high-value technical acumen and stringent risk management.
The successful candidate will lead the drafting, administration, negotiation, and execution of complex mechanical, electrical, and structural engineering contracts from initial tendering through full commissioning and final handover.

Key Responsibilities
1. Contract Administration & Compliance
  • Manage and administer complex technical and commercial contracts according to project schedules and strict budgets.
  • Ensure all legal paperwork is fully executed, recorded, and compliant with Belgian construction codes and data centre standards.
  • Draft formal correspondence, contractual notices, variation orders, and claims mitigation documents.

2. Commercial Strategy & Procurement
  • Oversee subcontractor procurement, including bid assessments, tendering, and package allocations (specifically for high-value MEP and CSA packages).
  • Implement change management processes to evaluate, negotiate, and track change orders or field variations.
  • Monitor project cash flows, track contractor manpower efficiencies, and authorize payment certificates.

3. Stakeholder & Supply Chain Coordination
  • Act as the primary interface between clients, senior operations management, the design team, and external delivery partners.
  • Chair coordination and progress meetings to align cross-functional teams on contractual obligations.
  • Supervise site teams across multiple concurrent data centre builds, providing contractual guidance to package owners and construction managers.

4. Risk Mitigation & Reporting
  • Identify and manage contractual risks and commercial opportunities over the entire project life cycle.
  • Audit and maintain an up-to-date registry of contractor insurance certificates and legal liabilities.
  • Prepare comprehensive monthly commercial reports for senior leadership and client stakeholders.

Requirements:
  • Sector Background: 5+ years of dedicated contract or commercial management experience specifically within large-scale, mission-critical environments (Data Centres, Pharmaceuticals, Oil & Gas, or heavy industrial construction).
  • Scope Expertise: Direct exposure managing turnkey deliveries, including deep coordination of complex Civil, Structural, and Architectural (CSA) alongside Mechanical, Electrical, and Plumbing (MEP) infrastructure.
  • Academic Profile: University degree in Quantity Surveying, Construction Management, Business Administration, Engineering, or a related discipline.
