As a CBRE Critical Services Technician, you will resolve and complete day-to-day work orders to meet customer satisfaction targets and ensure completion in the time frame required.
This job is part of the Critical and Technical Services job function. They are responsible for technical maintenance services in critical client environments.

This Role is a rotational day shift position on site, covering 6 over 7 days Monday -Saturday 7am - 7pm Week 1 = 4 days Mon-Thurs. Week 2 Thurs-Sat = 3 days

Primary Objectives and Tasks:

- Electrical maintenance & Utilities maintenance Technician Onsite.
- Qualify and act as an appointed Authorized Person (AP) within 6 months from onboarding.
- After hours On call roster participation is required for this position with transport and allowance available during your week on call.
- Be proficient with onsite asset management system (REALM).
- Work closely with the Permit / Technical Administrator.
- Responsible for correct operation of equipment and on time PPM maintenance tasks performed on site equipment relating to your technical ability.
- Oversee Vendor service and repair visits as point of contact and ensuring tasks are completed to CBRE standards. Review reports and highlight any issues for escalation and scheduled repairs.
- Ensure that comprehensive maintenance records are kept in the form of "Frontline" task sheets and update Log books associated with Electrical & HVAC systems.
- Ensure that Method Statements and Risk Assessments are prepared for all tasks carried out to ensure safe working practices.
- To develop a good working relationship with all members of CBRE Managed Services staff and clients staff.
- Hands on service and repairs works with a view to mentoring junior technicians and non-technical staff.
- Work closely with Facilities team in dealing with Client requests / work orders for timely close out and resolution of issues relating to Electrical & HVAC systems.
- Ensure a professional image of CBRE Managed Services is presented to clients and visitors, and ensure excellence in customer service is delivered and promoted at all times.
- Ensure that professional and technical skills are maintained through a commitment to personal development and life-long-learning.
- A flexible approach is required for the consistent and high standard of service CBRE provide.
- Flexibility should the need arise to alter start and finish times and to participate with shift and holiday cover as per the clients needs to meet contractual obligations.
- At times technical upskill will be required for on-site equipment such as BMS, fire alarm lighting controls and various equipment operational systems and devices.
Accountabilities
- Accountable to Contract Engineering Manager.
- Operate as system champion for assigned responsible equipment within your scope and understanding.
- The post holder does not have any directly reporting staff.
- This post carries no direct budgetary responsibility
Core Competencies:
- Trade Qualified Electrician , must have good written and spoken English and basic P.C skills.
- Formally trained in Electrical installation and maintenance systems.
- M.V & L.V switching and operational understanding. Electrical AP appointed CBRE standard.
- M.V & L.V Training & certification required. ( training can be provided for the right candidate).
- Operational experience of building management control systems. ( required ).
- Electrical testing, fixed wire, appliance and PAT. ( distinct advantage ).
- Formal health and safety understanding - training (Desirable)
Experience
- Proficient with electrical installation and maintenance standards.
- Vendor and Contractor management experience, also team lead experience desirable.
- Experience of maintaining Pumps, Motors AHU's FCU's heating and cooling systems.
- Experience of generator & UPS systems for 100% uptime available of comms rooms.
- Critical utilities, Electrical, A/C and dual power supplies will be a distinct advantage.
- Experience of operating and maintenance CMMS & BMS, fire alarm and lighting system.
- Sound understanding and experience for meeting health and safety obligations with regard to maintenance activities. (Desirable)
- Working knowledge of statutory and regulatory equipment and testing requirements.
- Sound understanding of HVAC and building services systems.
- Some project management experience or team lead experience desirable.
Aptitudes
- Good verbal communication skills
- Good written English skills
- Ability to read write and understand operating manuals, SOP's MOP'S and detailed reports.
- Working knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
- Committed to the delivery of excellent customer service.
- Calm manner, able to work under pressure.
- Able to make sound decisions when needed.
- Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
- Able to ascend and descend vertical access equipment.
- Able to work at heights including MEWP, ladders & mobile towers etc.
- A team player, able to work with CBRE Managed Services and clients staff of all levels.
- Strong organizational skills with an inquisitive mindset
- Full Clean Drivers License for use of Company Van or access to own Vehicle For OOH callout'
- Able to attend the site location within one hour of notification, for on-site attendance while participating in out-of-hours rostered stand-by and call-out procedures.
