Facilities Technician
Contract Duration/Type: Permanent
Location: Ringaskiddy, Cork

39 hours per week

Overview of the role:

The Facilities Maintenance technician is responsible for the maintenance and upkeep of the operational buildings and services on a client pharmaceutical facility in the Cork area. The role will cover mechanical and electrical building services, building fabric, sub-contractor management and facilities operations.

Duties of the Role include:
  • Plan and schedule mechanical and electrical building services maintenance
  • Plan and schedule building fabric maintenance
  • Frontline maintenance and trouble-shooting, where necessary, of building services and building fabric issues
  • Management of and liaison with sub-contractors when on site
  • Interaction with building personnel to ensure all relevant requests are responded to and resolved.
  • Carry out work as per site policies, schedules and procedures.
  • Complete site documentation before and after work tasks, as appropriate
  • Participate in the client site appropriate training.
  • Carry out Risk Assessment and Method Statements (RAMS) of Equipment
  • Maintenance Task List steps and ensure these are always kept valid.
  • Update Maintenance records on computerized maintenance system.
  • Have a working knowledge of GMP (Good Manufacturing Practice) regulations.
  • Be familiar with Statutory requirements
  • Keep up to date with training curriculum and ensure all requirements are completed
  • Participate in area audits and follow up on actions.
  • Drive local reviews of maintenance performance data using KPI's - areas that will be reviewed and improvements sought:
  • - Spares cost
  • - Planned Maintenance: Corrective Maintenance ratio
  • - Maintenance man-hours per equipment/system
  • - Mean Time Between Failures (MTBF)
  • - Equipment reliability trends


Required skills for this role:
  • Senior Trades, City & Guilds or equivalent in Mechanical/Electrical engineering.
  • Mechanical and/or Electrical experience, 5 years minimum and good understanding of the basic fundamentals of the various facilities and building services systems
  • Pumps, HVAC Systems, Compressors, Boilers, steam systems and ancillary services, (DHW skids), Chilled water systems; electrical distribution, lighting etc.
  • Heating Ventilation and Air Conditioning Building Management Systems
  • Work within a Computerized Maintenance Management Work Order system
  • environment.
  • Work experience with a documented Permit to Work System
  • Computer experience with Microsoft office - Excel, Word, Power Point, Outlook.
  • Ability to read and understand P&ID's.
  • Understanding of Instrumentation - temperature, level, flow and pressure
  • Knowledge and experience of facilities and building fabric maintenance systems
  • Good Initiative and Pro-active attitude in approach to duties.
  • Experience working in a team environment is essential
  • Self-motivation, ability to work alone and as part of team
  • Good communication and interpersonal skills
  • Computer Skills (Excel, Word etc)
