PURPOSE OF THE JOB
To manage risk and build technical knowledge during the handover of construction builds & be the operational integration between the site operations & the construction/CX team. The Operations Integration Tech will report to the Operational Integration supervisor, and the team will ensure that all construction activities are handed over in such a way that mitigates and minimises risk to the operational Site Operations Team

Key Responsibilities
- Work as part of the Operations Integration Team and ensure successful integration of new buildings on Campus to the Site Operations team.
- Develop an in-depth knowledge of the technical systems
- Generate operational documentation to allow the Site Operations Team to operate and maintain the equipment safely and effectively.
Interface Works with existing Operations
- Audit and challenge subcontractor works in the operational environment
- Adherence to all quality, health & safety, and environmental policies within the Data Centre domain
- Ensure the development of site related procedures including EOPs, SOPs, MOPs, DRILLS as part of the facility handover to operations. All documentation should be consistent with current client standards.
- Develop switching schedules in conjunction with the Technical Supervisors where shutdowns are required
- Business / Ops Risk Assessments and Control Measures
- Health and Safety Risk Assessments and Control Measures
- Process and Approve CMOPs / Method Statements submitted
- Attendance on Shutdowns and isolations during construction/commissioning as required
- Generation of technical reports detailing the activities and issues relevant to the Transition Team for the Client & operations as required.
- Report health and safety breaches through the 'HAZARD' process
- Ensure the professional image of CBRE is presented to clients and visitors at all times.
- Develop a good working relationship with all members of CBRE staff and the Client representatives.
- Ensure the provision of a Safe and Healthy working environment. To include the wearing of the CBRE uniform at all times and appropriate PPE as required.
For all new Builds (DUB's)
- Act as "operational advocate" for start-up and commissioning activities.
- Attendance at Cx/Start-up Meetings
- Attendance at Integration Meetings
- Attendance on Commissioning / walk downs
- Attendance of SLT/IST, & provide feedback on issues identified
- O&M Reviews and Sign off
- Assist in the coordination of Vendor Training Programme for Technical & Operations Shift team
- Snagging / Defect Reporting
- Warranty Management (in conjunction with the client)
- Critical Spares - Assess requirements for new builds
- Development of detailed emergency, maintenance, and drill procedures.
Qualifications, Experience and Character:
- A fully verifiable trade qualification in a relevant engineering discipline and verifiable additional training that is relevant to the proposed environment.
- Experience at Technician level in a critical environment (preference is given to data center, hospital, pharmaceutical production or power plant experience).
- Capability to manage escalations and emergency issues which contain various degrees of ambiguity and either resolve or properly escalate in a timely manner, where appropriate
- An excellent understanding and experience of the electrical and mechanical systems used in a data center environment, including: Feeders, Transformers, Generators, Fuel Systems, Switchgear, UPS systems, Battery banks, ATS/STS units, PDU/PMM units, Chillers, Air handling units, CRAC units, Fire Alarm systems, and Fire Suppression systems.
- Experience of complex automatic control equipment, including relay logic, programmable logic controllers (PLC's), building management systems, and their integration with the data center infrastructure
- Experience of medium voltage distribution systems and associated switch gear and protection equipment
- Previous experience of working within a Project Environment and dealing with design and construction engineering professionals
- Strong oral and written communication skills, with the ability to communicate intelligently and effectively with the client and with contractors who perform maintenance or upgrade work on the data center systems
- Computer literate with the ability to compile and submit monthly and annual reports, and to monitor and trend operational characteristics (load, capacity, environmental conditions etc.). Good working ability on Microsoft Office Products, in particular Excel, Word, Outlook and PowerPoint.
- The ability to learn quickly and to gain maximum benefit from extensive training and development programs aimed at ensuring that any identified knowledge or experience deficiencies are addressed in the short term
- Organised, able to effectively prioritise and deliver within a dynamic and high pressure, business critical environments
- Self-motivated, with ability to work on own initiative
- Must have a high level of energy, be self- starters, confident and stable in manner
- Must understand what a Data Centre environment is, and the working restrictions applicable to such environments.
- Must be able to demonstrate a career showing continuous personal development with at least two years' experience in production or critical environments
